A BASIC Vacant Property Inspection includes all of the following:

1. Photos of the exterior of subject property 

2. Photos of any other structures on property

3. Pick up any newspapers/ advertisements and flyers out of yard and off doors.

4. Remove any accumulated junk mail from mailbox with signed permission

5. Safety - Doors and windows (Visual only, check to ensure they are locked and no signs of forced entry)

6. Perimeter Walk (visual only)

7. Exterior Plumbing (visual only)

8. Pool / Hot Tub (visual only -if applicable)

9 Brief written report and photographs of anything that the inspector notices that may need further attention.

(All inspections in the basic service are exterior and visual only)

A PREMIUM Vacant Property Inspection includes everything included in the BASIC inspection plus all of the following:

1. Kitchen appliances - visual observation for water leaks. (For long-term vacancy dishwasher will run through rinse cycle once monthly)

2. Interior plumbing - visual only - (For long-term vacancies the water will get run briefly for faucets in bathroom and kitchen, showers, tubs and sinks)

3. If toilets are not winterized, they will be flushed.

4. Interior visual inspection of walls, ceilings and floors

5. Written report and photographs of any deficiencies noted.

(If the property has been winterized, NO water will be run)

A MOVE-IN Inspection is important, so you know as an absentee landlord/owner exactly what condition the property was in prior to your tenant taking occupancy.

1. EXTERIOR - entry ways, windows, garage Doors, Decks and/or Balconies, Steps, Porches, Railings, Fencing & Gates and Exterior lighting.

2. INTERIORS - Walls, Ceilings, Floors, Stairways, Counters, Cabinets, Doors, Window functions

3. ELECTRICAL - Installed lighting is functional, Receptacles and switches are operable and smoke detectors are installed and operable.

4. HEATING AND AIR CONDITIONING - Check heating and air conditioning source works accordingly, Check thermostat operation.

5. PLUMBING - Kitchen faucets, bathroom faucets, toilets, shower/tubs and hot water tank.

6. APPLIANCES - Stove/range, microwave, refrigerator, dishwasher, garbage disposal, laundry machines (If applicable)

7. A walk-through of any garages and/or sheds located on the property. Garage doors, openers and remotes.

8. An emailed copy of the walk-through document signed by the tenant(s).

Starting at:

(If the tenant is a no show or more than 30 minutes late, a trip charge of $75.00 will be charged in addition to the original fee to return to the property site)

A MOVE-OUT Inspection is important, so that you are aware of the current condition of the property in order to start preparing your property for the next tenant. It also allows you to assess any damages outside of normal wear and tear you need to charge to the tenant.

Our Quality Control Inspection includes the following items:

1. One Trip to the property. (Please verify with your contractor that the job will be completed and ready for inspection prior to our arrival. If the job is not completed and ready for inspection, a separate trip charge may apply based on distance)

2. A comprehensive set of photographs of the job/ repair verifying the completion. (We DO NOT disassemble anything. This is simply a visual inspection of the job/repair completed).

3. An email with photographs and write up based on the individual performing the inspection.

(If you have specific requests, they must included in the detailed description box upon submitting the order. If additional charges are required, you will be notified prior to charges being incurred).  

Starting at:

$149.00 One time

(If the request is not ready or the inspector is not able to access the property of job area, a $75.00 trip charge will apply in addition to the $225.00 fee to return to the property site)

A Lender Verification Inspection is tailored to your requests. The inspection will include all pertinent information requested by you the lender. Including:

1. Photographs to verify your request.

2. Written report based on your request.

When requesting your inspection, a detailed description of what needs to be verified is required.

$225.00 One time

(If the request is not ready or the inspector is not able to access the property of job area, a $75.00 trip charge will apply in addition to the $225.00 fee to return to the property site)
