As a HUD registered broker, Owners Express Services can represent buyers purchasing properties sold by the U.S. Department of Housing and Urban Development. Many of these listings come from homes that were previously financed with Federal Housing Administration insured loans and later became HUD owned.
HUD listings can be a strong option for both owner occupants and investors because the process is structured and public. HUD lists many properties on a priority basis to owner occupants first, then opens remaining inventory to all buyers, including investors.
From a financing perspective, FHA has been a major pathway to homeownership for decades. FHA has insured more than 40 million home loans since 1934. In fiscal year 2024, FHA served more than 498,000 first-time homebuyers, and first-time buyers represented over 82% of FHA’s purchase volume. Those numbers matter because a meaningful share of HUD owned inventory originates from FHA insured lending.
1) HUD Home sales and bidding periods
HUD home sales typically follow defined listing and bidding windows. Properties are often offered first in an exclusive period for owner occupants, then move to an extended period where all buyer types may bid.
2) Good Neighbor Next Door (GNND)
This program offers eligible full-time law enforcement officers, teachers (pre-K through 12), firefighters, and EMTs a 50% discount from the list price on select HUD owned homes in designated revitalization areas, with a 36-month owner occupancy requirement.
3) $1 Homes (Dollar Homes)
HUD also has a $1 homes option for certain properties that have been offered for sale for 180 days without going under contract and then may be offered to eligible local government agencies for $1, plus applicable closing costs.
