3. Decision made to visit the property

If your property is a type and location in which we purchase, we will schedule a time to come and visit the property. We will then have a price for you within 24 hours.

4. Purchase Agreement

If we agree on price and terms, we will have a purchase agreement drawn up and include a closing date of your choice.

5. Title / Legal Work

We will then send the purchase agreement to the title company or closing attorney, depending on the state. They will work through their processes and we will keep you updated regularly.

6. Closing

Once the title company or closing attorney gives us clearance to close we will inform you that we are ready to close. If there are closing delays or title problems, we will let you know. Sometimes those type of problems may delay closing and we will extend the closing accordingly.

7. Possession of Property

The day of closing you will be funded and we will usually take possession unless prior arrangements were made in our agreement.

Can you provide me a price over the phone or by email?

No. We do not provide prices over the phone without seeing the property. It is extremely hard to offer a fair price to you over the phone without viewing the property. There are ibuyers and companies that will provide an automated quote. In some cases, once they inspect the property they will ask for a price reduction. We visit and give you a firm price. Yes, we will purchase short sale properties. We can work with your lender if needed to understand your current situation and what price is needed for your property. If we cannot come to agreement on price we can assist you in a traditional sale.
