We have many prospective clients ask us, what exactly is Real Estate Investment Planning and is it right for me?


Real Estate Investment Planning is exactly what it sounds like. It is the process of working with someone from our team experienced in the real estate industry to assist and guide you through every step of the way. 


For some new investors it is the idea of building a nice portfolio of long-term rentals, maybe short-term rentals like AIRBNB / vacation rentals, multi-family or commercial. Others like the flip and cash out strategy. Everyone has a different idea and what path they see themselves on.


We work with investors of all size and experience levels. However, we have found that most of our clients interested in our planning services want to build long-term real estate wealth and are not sure of how and where to begin.

In our multi step process we will learn about you, your goals and how we can help. You will learn more about us.

1. Learn About Your Goals

In our discovery meeting we will learn  about each other. We will learn about you and your real estate goals. You will learn about us, our services and how we can assist you in achieving your real estate investment goals. Then as a team we will learn if we are a great fit for each other and determine the best way to move forward.  

2. Locate the Right Property

Next, we tap into our vast network and market expertise to identify properties that match your criteria on-market or off-market. We’re looking for potential, not just listings. 

3. Perform First Phase Due Diligence

Before you even make an offer, we perform a preliminary analysis. This includes visual inspections, comparable sales, and preliminary rehab assessments to rule out bad deals early. We insure the numbers do indeed work for your exit strategy.

4. Make The Offer

Since we are licensed agents, we will assist you with the paperwork here in Florida. With confidence, you make a well-informed offer. We help craft terms that protect your interests while keeping your offer competitive. 

5. Perform Second and Final Phase Due Diligence

Once under contract, we dig deeper, contractor walkthroughs, title review, municipal lien searches, inspections, rental projections, everything to ensure you know exactly what you’re buying. 

6. Build Your Repair Budget

 We help you create a clear, line-item repair budget. Whether cosmetic updates or major renovations, you’ll know the costs before you close and we can help connect you with trusted contractors if needed. 

7. Secure Funding

Need financing? We help you source lenders that fit your project hard money, DSCR, traditional loans, or private capital. We speak their language and know how to get deals funded. 

8. Obtain Insurance

 We ensure you’re covered. From liability and hazard to builder’s risk or vacant property coverage and we’ll walk you through what’s required based on your strategy. 

9. Get to the Closing Table

 Our team coordinates all the moving parts to help you close efficiently and on time. No surprises, just smooth execution. 

10. Work Through the Renovation

 Once you own the property, we stay by your side. Need help hiring or managing contractors? Need to adjust your scope mid-renovation? We’re here to advise you throughout the construction phase. 

11. Perform Exit Steps based on Your Strategy

Finally, we help you implement your strategy, whether that means listing the property for sale, placing a tenant, managing the asset, or prepping for your next deal. 


Once your property is complete, we will assist you in the final steps. If it is a fix-n-flip we can assist you in selling if needed, if it is a rental property we can assist you with a DSCR loan or some other financing.
