This service is ideal for investors, buyers, sellers, landlords, property managers, real estate professionals, and institutional clients who need help viewing a property, coordinating access, scheduling a video tour, opening the property for an inspection or vendor, or getting local support for an investment opportunity. We are investor-friendly agents, and we understand that deals move quickly, properties may be outside your area, showing windows can be limited, and not every agent is responsive or comfortable working with investors, as-is properties, rental properties, or time-sensitive opportunities.

how to schedule a showing

1. Submit your request or call to schedule

You can submit your request by sending an email to us with the following information:

1. The address of the property(s).

2. Preferred date and time.

3. The service requested

4. Access instructions (if applicable)

5. Any other specific details you feel the agent needs.

6. Include your name, contact phone number and email

2. Request review and verification

An Owners Express agent or representative will reach out to you and review your request. The representative will confirm availability of your date and time, proper authorization, access requirements, and service details.

3. Documents signed and payment received for service

The Owners Express representative will send you the documents by email to electronically sign and return. You will also receive the invoice to be paid in advance by your desired method. Once all documents completed, required photos are returned and payment received, the Owners Express representative or licensed agent (depending on service required) will schedule the access appointment and email you a confirmation.

4. Representative or Agent assigned and appointment confirmed

Once all documents are returned and completed, the Owners Express representative or licensed agent (depending on service required) will complete the approved access appointment.

5. Appointment completion / follow up consultation (if requested)

After the appointment has been completed, Owners Express will send an email summary of the appointment/services provided and schedule a follow up consultation if requested.

**IMPORTANT SERVICE LIMITATIONS - PLEASE READ

Owners Express Showing Services is a limited property showing and access service. Unless a separate written agreement is signed, this service does not include full buyer representation, seller representation, property management, transaction coordination, inspection services, appraisal services, valuation services, repair estimating, legal advice, tax advice, financing advice, contract preparation, negotiation, or investment recommendations.

All appointments are subject to availability, proper authorization, access rules, MLS or seller instructions, tenant rights, safety considerations, brokerage policies, and applicable laws.

Owners Express reserves the right to decline or cancel any request that cannot be safely, legally, or properly completed.

Cancellation and Refund policy

Owners Express Showing Services are paid in advance so that we can, reserve appointment time, assign a licensed Owners Express agent or representative, and coordinate property access. We understand that schedules can change, and our goal is to be fair to both the client and the assigned agent.

Cancellations by the Client

More than 24 hours before the scheduled appointment: The client may cancel and receive a full refund, or request to reschedule at no additional charge, subject to availability.
12 to 24 hours before the scheduled appointment: The client may cancel and RECEIVE A 50% REFUND, or request to reschedule one time, subject to availability.
Less than 12 hours before the scheduled appointment: The SERVICE FEE IS NON-REFUNDABLE because the appointment time has already been reserved and an agent or representative has been assigned.
Client no-show: If the client, buyer, tenant, vendor, or other required party does not appear for the scheduled appointment, THE SERVICE FEE IS NON-REFUNDABLE. The agent or representative will wait for 30 minutes from the appointment time, if the property is still available for showing. If the property is not able to be accessed due to other property restrictions or schedules, the appointment will be rescheduled with an additional trip fee to be paid of $25.00

Rescheduling

Owners Express will make reasonable efforts to accommodate rescheduling requests. One reschedule may be allowed without an additional fee if requested at least 12 hours before the appointment and if agent, assigned representative and property availability permits.

Additional rescheduling requests, short-notice changes, or appointment changes requiring extra travel, waiting time, or coordination may require an additional fee.

Access Issues

If the assigned Owners Express agent or representative arrives on time but cannot complete the showing or access appointment due to incorrect access instructions, lockbox issues, seller or tenant refusal, missing authorization, property condition, safety concerns, or circumstances outside of Owners Express’ control, the service fee may be non-refundable.

Owners Express may, at its discretion, offer a discounted rescheduling option when appropriate.

Cancellations by Owners Express

If Owners Express must cancel the appointment due to agent or representative availability, scheduling conflicts, safety concerns, weather conditions, access concerns, or another issue within our control, the client may choose either:

A full refund; or
A rescheduled appointment at no additional charge, subject to availability.

Safety and Authorization

Owners Express reserves the right to cancel, decline, or stop any showing or access appointment if the request cannot be safely, legally, or properly completed. This includes situations involving unsafe property conditions, unauthorized access, unclear instructions, aggressive behavior, unauthorized individuals not on signed showing documents, occupancy concerns, or any issue that may create risk for the client, agent, property owner, tenant, or Owners Express.

Refund Processing

Approved refunds will be processed back to the original payment method when possible. Processing times may vary depending on the payment provider or financial institution.

Policy Summary

Our policy is simple: if we have enough notice, we will work with you. If an appointment is canceled at the last minute, missed, or cannot be completed due to access issues outside of our control, the fee may not be refundable because the time and agent assignment have already been reserved.
